Reports To: Director of Development / Managing Director
Job Overview:
The Construction Manager will be responsible for planning, coordinating, and supervising construction projects
undertaken by JAMNFAMILY LTD. The role ensures projects are delivered on time, within budget, and in
compliance with legal, safety, and quality standards. The construction manager will oversee contractors, manage
site operations, liaise with consultants, and ensure that all developments align with the company’s strategic
objectives and real estate portfolio goals.
2. Essential Job Functions
Key Responsibilities
Plan, manage, and oversee construction projects from pre-construction to completion.
Coordinate and supervise contractors, subcontractors, engineers, and site staff.
Ensure compliance with building regulations, planning permissions, and health & safety legislation.
Prepare and manage construction schedules, budgets, and cost forecasts.
Monitor project progress and address delays, risks, or quality issues proactively.
Conduct regular site inspections to ensure work meets specifications and quality standards.
Manage procurement of materials, equipment, and services.
Liaise with architects, surveyors, local authorities, and stakeholders.
Ensure proper documentation, reporting, and record-keeping for each project.
Enforce site safety policies and ensure risk assessments and method statements are followed.3. Education and Experience
Required
Bachelor’s degree or equivalent qualification in construction management, Civil Engineering,
building surveying, or a related field.
Minimum 5 years’ experience in a construction management or site management role.
Proven experience managing residential or commercial real estate development projects.
Licenses / Certifications
CSCS (required).
SMSTS (required).
First Aid at Work (preferred).
Preferred Qualifications
Membership of a professional body such as CIOB (Chartered Institute of Building).
Experience working within real estate development companies.
Strong understanding of cost control and value engineering.
4. Working Conditions
Working Conditions
Details
Hours of work
Full-time position. Typical hours are Monday to Friday, 8:00am –
5:00pm, with flexibility based on project needs.
Overtime expectations
Overtime may be required during critical project phases. Time off in
lieu or additional compensation may apply.
Work environment
Combination of office-based work and on-site construction
environments. Regular exposure to construction sites and
equipment.
Travel requirements
Travel to construction sites as required. Local and regional travel
expected. Travel expenses reimbursed in line with company policy.
On-call responsibilities
Occasional on-call availability for urgent site or project issues.
5. Workplace Policies and Agreements
Compliance withJAMNFAMILY LTD’s Health & Safety Policy, Confidentiality Agreement, and
Code of Conduct is mandatory.
A confidentiality and non-disclosure agreement will be required to protect commercial and project
sensitive information.
Conflict of interest policies must be adhered to at all times.Mandatory induction and health & safety training will be provided upon appointment.
